For this customer, there was mold damage in a rental property. The cause was a leak from years ago. With every job, we provide initial inspections. We send out one of our technicians to oversee the affected areas and take photo documentation of it. In some instances, we may find additional damage on top of what the customer reports to us during the initial call.
This customer had mold growth in the garage by the water heater. We expect to have the water heater detached to perform the mitigation work and removed the affected drywall on the wall and around the box of the water heater.

It is important to know how mold occurs in a residence to avoid mold growth in your own home. Mold growth occurs indoors when mold spores are in the presence of a moisture.
Water damage is caused by a multitude of reasons including appliance leaks, toilet overflow, flooding, incorrectly installed windows, and broken water heater lines, just to name a few. And since mold spores are always present, if you don't remediate your water damage, mold growth will occur within 72 hours in the presence of moisture.
What Should I Know Before I Call a Professional?
You probably don't need to get mold testing! If you can see mold, you most likely don't need to spend money on testing, and it just needs to be removed. If mold is seen or smelled, there are potential health effects; therefore, no matter what type of mold is present, you should arrange for its removal.
Your homeowners insurance most likely will not cover damage. According to Insurance.com, policies usually don't cover mold resulting from a preventable water leak, flooding, or high humidity. When your hot water heater leaks, it can cause a lot of damage to your home, and left untreated, it can lead to mold growth. This mold that grows from hot water heater leaks can cause even more damage to your floors and walls, but it can also cause health effects. Because hot water heaters are often in places of the home where homeowners don’t go very often, there have been many cases that we have seen where homeowners don’t always spot a leaking hot water heater unless the problem has been ongoing for a while.
Spotting a Hot Water Heater Leak
It is important to know how to best identify a hot water leak, because the longer that damage sits in your home, the longer the damage can worsen. It is recommended that you check your hot water heater routinely to ensure that you aren’t experiencing a leak in your home.
- Water on the floor around the hot water heater
- Discoloration of the floor and/or wall around the hot water heater
- Mold on the floor and/or wall around the hot water heater
- Musty odor in the area where your hot water heater is located. A musty odor is a sign of mold, and if you smell that odor, it means you likely have mold somewhere in your home, even if you don’t see it. Since mold often grows in hard-to-spot areas, like inside walls, under carpet and linoleum, and inside heating and ventilation ducts, it’s not unusual to smell mold but not see it.

Why is mold growing in my home?
Molds are part of the natural environment. Outdoors, molds play a part in nature by breaking down dead organic matter such as fallen leaves and dead trees, but indoors, mold growth should be avoided. Molds reproduce by means of tiny spores; the spores are invisible to the naked eye and float through outdoor and indoor air. Mold may begin growing indoors when mold spores land on surfaces that are wet. There are many types of mold, and none of them will grow without water or moisture.
If you already have a mold problem – ACT QUICKLY. Mold damages what it grows on. The longer it grows, the more damage it can cause.
If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.
- Clean and repair roof gutters regularly.
- Make sure the ground slopes away from the building foundation, so that water does not enter or collect around the foundation.
- Keep air conditioning drip pans clean and the drain lines unobstructed and flowing properly.
- Keep indoor humidity low. If possible, keep indoor humidity below 60 percent (ideally between 30 and 50 percent) relative humidity. Relative humidity can be measured with a moisture or humidity meter, a small, inexpensive ($10-$50) instrument available at many hardware stores.
- If you see condensation or moisture collecting on windows, walls or pipes - ACT QUICKLY to dry the wet surface and reduce the moisture/water source. Condensation can be a sign of high humidity.
Actions that will help to reduce humidity:
- Vent appliances that produce moisture, such as clothes dryers, stoves, and kerosene heaters to the outside where possible. (Combustion appliances such as stoves and kerosene heaters produce water vapor and will increase the humidity unless vented to the outside.)
- Use air conditioners and/or de-humidifiers when needed.
- Run the bathroom fan or open the window when showering. Use exhaust fans or open windows whenever cooking, running the dishwasher or dishwashing, etc.
Actions that will help prevent condensation:
- Reduce the humidity
- Increase ventilation or air movement by opening doors and/or windows, when practical. Use fans as needed.
- Cover cold surfaces, such as cold water pipes, with insulation.
- Increase air temperature.

Mold is a fungus and classed as a saprophyte, which means that most types find nutrients by decomposing organic matter. There are over 100,000 types of mold that exist within nature.
Why Use Containment?
Starting as a tiny spore, mold begins in a cluster that contains thousands and thousands of spores. When something disrupts the spore mass, thousands of mold spores are set free, until they settle. Therefore it is important to have mold containment.
